Gas Safety Week took place in September, an awareness campaign coordinated by Gas Safe Register.
Landlords are responsible for ensuring all gas appliances are maintained, including an annual gas safety check which must be performed by a Gas Safe Registered Engineer. Once completed a Gas Safety Certificate (CP12) is issued. However, issues can still arise.
Under our Property Owners Legal Expenses Insurance policy, landlords and letting agents must adhere to all legal requirements when renting out properties to ensure they are safe. If a problem does occur, e.g., carbon monoxide poisoning, if the landlord or letting agent has met the legal requirements and hold a Gas Safety Certificate, the policy will cover legal fees to cover any criminal prosecution.
